These are the terms you agree to by using this site and the materials we send. They are written plainly on purpose.

Everything on this site and in the materials we send is educational. It is not legal advice, it is not tax advice, and it is not investment advice. We are not your attorney, your accountant, or your broker, and reading what we publish does not make us any of those things.

Tax sale rules change, and they differ from state to state and often from county to county. A deadline, a fee, a redemption period, or an entire sale format can be different by the time you read this. Before you act on anything you read here, verify the current rules with the official source, meaning the state or county office that actually runs the sale.

No earnings claims

Any results described on this site are specific past deals. They are not typical, they are not averages, and they are not a promise or a guarantee of what you will earn. Nobody can promise you that.

Buying land at a tax sale carries real risk, including the total loss of what you put in. A parcel can turn out to be landlocked, unbuildable, underwater, subject to liens or unpaid taxes, or simply worth less than you paid for it. Some parcels never resell at all. You are responsible for your own due diligence and for every decision you make with your own money.

License to use the materials

Both the free and the purchased materials are licensed to the person who received them, for personal use. You are welcome to read them, print them, and use them for your own buying.

You may not redistribute, resell, republish, or share them, and you may not upload them anywhere other people can download them. Copies are individually marked, so a file that turns up somewhere it should not be can be traced back to the copy it came from.

Refunds

Digital products are delivered immediately, so there is no shipping to wait on and nothing to return.

If a purchase is not what you expected, you may request a refund within 7 days of purchase by writing to the address below, shown here as plain text:
